If you have not been through the closing process before, or if it has been some time, you may have questions about what title services include and what we do. Here are a few answers to common questions:

Why do I need title insurance?

Title insurance covers any defects in your title that may come to light in the future. If that happens, the title insurer will pay the cost of correcting that defect. If you are financing your property, the lender will require it. Even if you are paying cash, we strongly recommend it as a way to protect your investment. We work with reputable underwriters to offer title insurance policies.

What is a title opinion?

A title opinion is a legal document created based on a search of a property’s history and any legal or financial claims against the property. The opinion will state whether any title problems were discovered and if so, what might be done to correct them.

What happens if there is a problem with the title?

The answer depends on if the problem is discovered before or after the closing. We research the property’s history to make sure the title is clean or free from any outside claims on the property. If we discover a problem, we will suggest ways to correct it before the closing. We also do title defense work to correct defects after a closing.

What does the title company do at the closing?

We offer full closing services including document review, drafting of all transfer documents and arranging title insurance. When you arrive at the closing, we will have the documents for both buyer and seller ready, along with coordinating the financing documents. We oversee the signing of the documents, transfer of money to all interested parties and recording of the documents, as necessary.
